Professional mould and damp treatment

What a specialist usually does, what it typically costs, and what to watch out for.

A better environment starts at home.

What the work usually involves

Good treatment deals with the moisture, not just the visible mould.

Step 1

Finding the cause

A visit to look at where the mould is, check for leaks and blocked vents, and take moisture readings. For anything more than condensation, ask for the findings in writing.

Step 2

Treating the mould

Cleaning affected surfaces with a mould and mildew product, and removing porous materials that are badly affected, such as wallpaper, plaster, carpet or sealant.

Step 3

Fixing the moisture

The part that stops it coming back: better extraction in kitchens and bathrooms, repairing leaks, gutters, roofs or pointing, clearing air bricks, or insulating cold spots.

Step 4

Making good

Re-plastering and redecorating once the area is dry. Painting over mould without fixing the cause usually only hides it for a while.

Typical costs

These are rough national figures from published trade cost guides, not quotes. Prices vary a lot with the size of the problem, what is causing it and where you live (London and the South East are usually dearer).

JobTypical cost
Mould removal, one roomaround £300
Mould removal, whole homearound £1,200
Damp survey, 2-bedroom flataround £200
Damp survey, 3-bedroom housearound £400
Damp survey, 4-bedroom detached housearound £600

Watch out for

  • Being sold an expensive damp-proof course or chemical treatment for what is really condensation. Ask how they ruled condensation out.
  • A quote that only covers cleaning and painting, with nothing about the cause.
  • Guarantees that don't say what they cover or who backs them.
  • Pressure to sign on the day.

If you rent, damp and mould caused by the building is normally your landlord's responsibility. Report it to them in writing first.
